How a Qingshan Lake Villa Complex Got Its Facade Saved – 850 sqm, 3 Months Shrunk to 3 Weeks, Property Manager Said "Finally We Don't Have to Wait Out Another Rainy Season"

It all started with a phone call late last year.

Our (Haining Longtime Industry Co., Ltd.) export team received a call from Mr. Zhang, the property manager of a villa complex at Qingshan Lake in Hangzhou. His voice carried exhaustion: "These 18 villas have been clad in mushroom stone for over a decade. Now they're leaking everywhere, covered in moss, with pieces falling off. Every year during the plum rain season, our owners' group chat is flooded with photos of moldy walls. We want to renovate, but just thinking about the construction timeline keeps me up at night."

Mr. Zhang later sent us a detailed project list. The Qingshan Lake villa complex was built in 2010, with exteriors clad in natural mushroom stone in warm sandstone color. After more than a decade of wind and rain, the stone had developed extensive water seepage, moss growth, and localized cracking and spalling. Every year during the plum rain season, many owners reported mold on their interior walls, and the maintenance team was overwhelmed with work orders.

The property management company had been preparing for the renovation since late 2024 but kept putting it off. The reason was simple: they couldn't afford the time.

If they used natural stone, the process looked like this: 7 days for structural inspection → 10 days for reinforcement design → 10 days to remove old stone → 15 days for wall reinforcement construction → 30 days waiting for new stone fabrication → 20 days for cladding installation. Total: nearly three months. The complex has 180 residents living there full-time. Three months of scaffolding, three months of noise and dust, three months of safety hazards. Mr. Zhang's exact words: "Money isn't the issue. Time is. The owners can't wait. The complaints can't wait. And the plum rain season definitely won't wait."

I laid out a simple table with Mr. Zhang, laying out the pitfalls of each option upfront:

Material Option Property Management's Concern The Real Pain Point
Natural mushroom stone (replacement) Construction time too long, owners won't tolerate it 850 sqm needs 90 days – demolition + reinforcement + fabrication + installation, none of which can be skipped
Stone-look coating (spray-on) Poor texture, doesn't match original stone Coating cracks within years, repairs look like patches – unacceptable for a high-end villa complex
Dry-hung terracotta panels Style clash, too modern Doesn't match the original building architecture, won't pass planning approval
PU stone (polyurethane imitation stone) Does it look like plastic? Can it replicate mushroom stone? Never used before, needs verification

In other words, before contacting us, the property management had already looked into every possible option. The conclusion was consistent: either the construction time is too long, or the effect is too poor, or both.

Samples, Doubts, and a Video

We sent Mr. Zhang samples of our LT-PU-Stone H004 mushroom stone series in warm sandstone color, featuring the characteristic textured surface and layered structure of natural mushroom stone, size 1200×600×50mm. A week later, he messaged us saying they had placed the samples next to the original stone wall, comparing them side by side for days. They even sprayed them with a hose for half an hour to test waterproofing.

Mr. Zhang's exact words: "The textured surface is almost identical to the original mushroom stone, and the color matches. But the key question is – how do you install this stuff? Do you need to use a cladding system like real stone?"

In response, we sent an installation video from our factory: two workers applying structural adhesive directly onto the old wall, securing PU stone with screws, and installing nearly 30 square meters in a single day. No demolition of old stone, no wall reinforcement, no waiting for cement to dry.

Mr. Zhang's response: "If you can really do direct overlay without demolishing the old wall, then three months turning into three weeks isn't just talk."

What Happened During Those 21 Days of Installation

The Qingshan Lake villa complex required 850 square meters of exterior wall renovation across 18 villas. The construction crew planned for 25 days and actually finished in 21 days. Here's the actual timeline:

Day Work Content Time / Notes
Days 1-3 Clean old wall surface of dust and loose material, inspect substrate integrity Completed as planned – no demolition of old stone needed
Days 4-12 Layout marking, apply structural adhesive, install PU stone Ahead of schedule – peak day reached 50㎡ installed
Days 13-18 Continue installation, handle window openings, corners, and trims All smooth
Days 19-21 Final inspection, grouting, cleaning, final walkthrough Passed

21 days. 850 square meters. By comparison, with natural stone, just the cladding installation alone would have taken nearly two months for the same area.

Mr. Zhang called on Day 10, clearly surprised: "We were prepared for three months of complaints. But after 10 days, there's been no noise complaints in the owners' group. Instead, several owners are asking 'what material are you using, should I change mine too?'"

Why was it so fast? Two core reasons. First, PU stone weighs only one-tenth of natural stone, so no wall reinforcement was needed – saving the 25 days of structural inspection and reinforcement work. Second, PU stone can be directly overlaid on old walls, saving the 10 days of demolition and the 30 days waiting for new stone fabrication. Add it all up, and three months became three weeks.

What Exactly Were the Specs of the PU Stone They Chose?

The model is our LT-PU-Stone H004 mushroom stone series. When communicating with Mr. Zhang, I picked four points most relevant to his project and explained them in plain language:

  • Weight: only 5 kg per square meter.Natural mushroom stone weighs about 80 kg per square meter – PU stone is only one-sixteenth the weight. The old wall structure's load capacity was never a concern – saving the 25 days of structural reinforcement.
  • Installation method: direct overlay, no demolition required.PU stone is fixed directly onto the old wall surface with structural adhesive and screws – no need to remove the original mushroom stone. This saves the 10 days of demolition, the time for debris removal, and 90 days of owners enduring scaffolding and noise.
  • Texture source: molded directly from mushroom stone. Our molds are taken directly from natural mushroom stone, with multi-layer凹凸 texture and natural layered structure. Not a printed image – it's three-dimensional. Placed next to the original wall, it's almost indistinguishable to the naked eye.
  • Weather resistance + waterproofing: B1 grade flame retardant + waterproof coating.Hangzhou's plum rain season is the ultimate test for exterior wall materials. PU stone has a waterproof coating – non-absorbent, non-molding, no efflorescence. The most persistent problems with natural mushroom stone – white blooming and moss growth – simply don't exist on PU stone.

Full specifications are as follows:

Parameter Value Plain English Translation
Material High-density polyurethane + weather-resistant surface layer Not foam, it's rigid polyurethane
Texture Mushroom stone, warm sandstone color Almost identical to the original wall
Dimensions 1200×600×50mm, hollow structure Large panels, fewer joints
Unit weight Approx. 5 kg/m² 1/10 the weight of real stone – one person can easily carry it
Installation method Structural adhesive + screws, direct overlay on old wall No demolition, no reinforcement, no framework
24h water absorption ≤0.5% No absorption in plum rain season, no dampness, no mold
Fire rating B1 grade, self-extinguishing Cigarette butts and sparks won't ignite it
UV resistance Weather-resistant surface layer No significant fading under sun exposure
Factory warranty 10 years (non-load-bearing walls)

Three Options, One Table – The Total Cost Breakdown

Mr. Zhang later told me that the property management's final decision wasn't because of any single impressive feature. It was because they laid out the total cost of all three options on the table and did the math:

Comparison Haining Longtime PU Stone Natural Mushroom Stone (Replacement) Stone-Look Coating (Spray-on)
Construction time (850m²) 21 days 90 days 25 days
Demolition required No – direct overlay Yes – demolition + removal No – direct spray
Structural reinforcement required No (5kg/m²) Yes (80kg/m²) No
Texture realism Molded from real stone, 3D texture Natural, unique Flat coating, no three-dimensionality
Owner complaint risk Low (fast construction, low noise) High (3 months of scaffolding) Medium (short timeline but texture controversy)
20-year maintenance cost Almost zero Requires periodic waterproof sealing Requires recoating every 5-8 years
20-year total cost Medium-high initial + zero maintenance = Best value Very high initial + ongoing maintenance = Highest cost Low initial + periodic recoating = Hidden high cost
Best for Renovation projects wanting stone effect without major demolition New construction or high-budget rebuilds Budget-limited projects accepting periodic maintenance

Mr. Zhang's exact words: "It's not that we can't afford natural stone – it's that we can't afford the time. 90 days of scaffolding with 180 residents coming and going – the complaint calls would've killed my phone. PU stone finished in 21 days, before the owners even realized what was happening – that's exactly what we needed."

This Year's Plum Rain Season – Mr. Zhang Sent a Message

In June this year, Hangzhou entered its plum rain season. Mr. Zhang sent a message with several photos: "Two weeks of continuous rain, and the walls haven't changed at all. In previous years, the owners' group chat would have been flooded with photos of water seepage. This year it's silent. I can finally sleep soundly."

For those of us in the building materials business, receiving feedback like this feels better than getting an order.

It also confirmed one thing for us: in old-house renovation and facade retrofit projects where time is the real cost, the true value of PU stone isn't that it's "cheap." It's that it turns "three months" into "three weeks," and turns "owner complaints" into "owner praise."
